Our local expertise and management experience are designed to help you generate long-term profits and maintain the market value of your real estate investment. 

What make us different then most residential property management companies who service the DFW area?  Beyond our singular commitment to our clients satisfaction we don't charge extra fees!  Our fee structure is simple, straightforward and allows our clients to maximize the return on their real estatem investment. 

Full Service Property Management

  • Monthly Management Fee: 8% of the monthly rent. Note that this fee does not apply when the property is vacant or in the month that we place a new tenant. 
  • New Tenant Placement Fee: 50% of one months rent in Tarrant County. 100% of one months rent in Dallas or Collin County. Note that a portion of this fee, typically half, is often paid as a commission to a cooperating real estate broker who brings us their well qualified renter client and helps us fill vacancies faster. 
  • Lease Renewal Fee: $50. This fee helps cover the administrative costs associated with renewing an exisiting tenants lease. 
  • Legal & Administrative Fees: In the event we need to appear in court, meet with insurance adjusters or complete other "non management" tasks on behalf of our clients we charge $50/hr. Note that any "non management" tasks will be coordinated with our clients before we preform them so that there are no surprises. 
  • Other Fees: None. Zip. Nada. That's right! Unlike many other property management company's we don't charge to market your property, screen tenants, collect rent, send monthly statements, coordinate and oversee maintenance and repairs or send tax documents, pay bills, send funds electronically or complete inspections of your property. In other words, everything we do not listed above is covered at no extra charge to you!

A-La-Carte Services

  • Listing & New Tenant Placement: 100% of one months rent. Don't need a full service management company but need help marketing your vacant rental property, coordinating showings, screening potential tenants, negotiating lease terms and writing up a comprehensive lease agreement?  We can do that for you!
